In Steinhaus in the Ahrntal Valley, South Tyrol, at Klausbergstraße 53, 39030. The Klausberg valley station is around 150 metres away. You stay in an apartment and can use the spa at our partner hotel Schwarzenstein in Luttach.

Panorama has 45 m² for 2–4 guests, Kristall 57 m² for 4–6, Dolomiti 120 m² for 6–11 and Family 114 m² for 8–12. Compare bedrooms, bathrooms and floor plans to choose the layout that suits your group.

Type A Panorama accommodates 2–4 guests in 45 m², with a bedroom and children’s sleeping nook, a kitchen/living area, a bathroom and a large balcony. The floor plan shows the sleeping arrangements.

Yes. Type B Kristall has two separate bedrooms and a kitchen/living area. The 57 m² apartment accommodates 4–6 guests and has a large balcony. Its detail page shows the different floor plans.

Dolomiti offers four bedrooms, each with its own shower and toilet, a separate kitchen and a large Tyrolean lounge for 6–11 guests. Family connects two Kristall units, with four bedrooms, four bathrooms and two kitchen/living areas for 8–12 guests.

Type D Family consists of two Type B units linked by a connecting door. This gives your group shared access and two separate living areas, with four bedrooms and two fully equipped kitchen/living areas.

Yes. Kitchens include crockery, a coffee machine, microwave, dishwasher, four cooking rings and a fridge with freezer compartment. Dolomiti has a large separate kitchen, while Family has two kitchen/living areas.

Yes, both are included in the published kitchen facilities. If you plan to bring capsules, filters or particular utensils, please ask which machine is in your chosen apartment first.

Yes. Bed linen and towels for use in the apartment are provided. Please bring your own bathrobes and spa towels for visits to Schwarzenstein.

Yes, free Wi-Fi is included. If you will work during your stay and need a particular connection speed, please discuss your requirements with us before booking.

Panorama and Kristall have large balconies, and Family also has a balcony. Dolomiti has a lawn area with play equipment by the building. Photos and floor plans show each layout.

A lift serves Panorama and Kristall. This does not establish full accessibility. Please tell us your requirements for entrances, door widths and bathrooms so we can check a suitable unit with you.

Meals at Hotel Schwarzenstein can be added for an extra charge: breakfast €29, lunch €30 and dinner €59 per adult per meal. Children under 14 pay half: €14.50, €15 and €29.50 respectively. Non-alcoholic drinks from the buffet are included with meals. Please book in advance.

Breakfast at Hotel Schwarzenstein costs an extra €29 per adult per breakfast. Children under 14 pay €14.50. Please book in advance; breakfast is not automatically included in the apartment rate.

Yes. Lunch at Hotel Schwarzenstein costs an extra €30 per adult per lunch, or €15 for children under 14. Please reserve in advance and confirm your preferred day.

Dinner at Hotel Schwarzenstein costs an extra €59 per adult per dinner. Children under 14 pay €29.50. Please reserve your places in advance.

Children under 14 pay half for each added meal: breakfast €14.50, lunch €15 and dinner €29.50. This discount applies to meals. Additional apartment guests are charged under the separate occupancy rules.

Yes. Your private kitchen lets you self-cater, and you can request breakfast, lunch and dinner for an extra charge. Tell us which meals and days you would like so we can arrange the reservation.

Yes. Non-alcoholic drinks from the buffet are included with booked meals. This applies to buffet drinks during the meal. Please ask on site about other drinks.

Added meals are served at Hotel Schwarzenstein in Luttach, around 7 km from the apartments. Please confirm current meal times, available days and reservations with us in advance.

Please mention allergies, intolerances and dietary preferences when you enquire. Before reserving meals, we will check what the partner hotel can provide. Your apartment kitchen also allows you to prepare your own food.

Yes. Regular published apartment rates include access to the spa at Hotel Schwarzenstein in Luttach. The spa is at the partner hotel, not in the apartment building. Your confirmed offer specifies the included services.

Schwarzenstein is in Luttach, around 7 km or roughly 10 minutes by car from Zimmerhofer in Steinhaus. Allow for the journey when planning spa visits or meals. There is no pool or sauna in the apartment building.

The published spa covers around 7,700 m², with pools, whirlpools, saunas, relaxation rooms and a separate family area. The Sky Spa includes a 23-metre infinity sky pool and a panoramic sauna.

Families have a separate area with a 25-metre family pool, toddler pool, swimwear sauna and a 60-metre water slide. Under the published rules, the Sky Spa and traditional sauna areas are for ages 15 and over.

Our wellness page lists pool access for Zimmerhofer guests from 6:00 to 20:00 and sauna access from 11:00 to 19:30. Please check current notices before your visit, particularly for seasonal changes.

Yes. Bring your own bathrobes and bath towels for Schwarzenstein. Towels and linen supplied in the apartment are intended for use in the apartment.

Yes, you can request an offer without wellness for the entire stay. The published discount is €10 per apartment per night when you do not use wellness at all. Please mention this when enquiring.

The stated apartment rate includes spa access, without a general promise of additional treatments. Please check massage and beauty treatment options, appointments and prices with Schwarzenstein.

Apartment rates are per apartment per night for the stated base occupancy. Additional guests, tourist tax, any applicable final cleaning, pets and added meals are charged separately under the published conditions.

The regular rate includes the equipped apartment with kitchen, linen and towels, Wi-Fi, electricity, heating and the stated spa access at Schwarzenstein. Final cleaning is included from seven nights. Meals are booked and paid for separately.

Under the published rule, each person above base occupancy costs €20 per night, regardless of age. Include everyone travelling and children’s ages. Half-price children’s meals are a separate rule and do not automatically apply to accommodation.

Final cleaning is included from seven nights. Published charges for shorter stays are Panorama €50, Kristall €70, Dolomiti €90 and Family €140. Check the total for your apartment and dates.

Published tourist tax is €2.50 per person per night. Children under 14 are exempt. It is added to the apartment rate, so please enter children’s ages correctly.

Minimum stays and any arrival-day restrictions depend on your dates and the current rules. Enter your dates on the booking page. If your preferred stay is not offered, ask us about a suitable alternative.

No. You first send an enquiry or booking request. We personally check availability and your wishes. The booking becomes final only with our personal written confirmation.

We prefer cash or bank transfer; credit cards are also accepted. No deposit is required for German guests; all other guests pay a €300 deposit. Payment details are provided with our personal written confirmation.

Under the published conditions, cancellation is free up to 60 days before arrival. From 59 to 30 days the charge is 50%; from 29 days, and for late arrival or early departure, it is 100%. Successful re-letting is taken into account. Full conditions appear on the prices page and in your confirmation.

Please contact the Zimmerhofer family with your booking reference and dates. We will check changes and possible re-letting. Reading the FAQ or searching the calendar does not cancel a booking.

Apartments are generally ready from around 12 noon on arrival day. Please vacate by 9 a.m. on departure day. Let us know your planned arrival time so we can arrange the handover.

Please discuss different times with us in advance. Early access or late departure depends on occupancy and apartment preparation, and is agreed only after we confirm it.

Yes, parking is available directly at the apartments. Please let us know in advance if you are bringing several vehicles, a particularly large vehicle or a trailer.

There is a 12 kW charging station at the property. The published rate is €0.45 per kWh. Please arrange its use and confirm current conditions with us on site.

Yes. Travel through the Puster Valley to Bruneck, then take a bus into the Ahrntal Valley to Steinhaus. Check current connections for your travel date and discuss the final leg and late arrivals with us beforehand.

The South Tyrol Guest Pass provides free use of public buses and trains in the südtirolmobil network throughout South Tyrol. Additional lift or seasonal benefits have specific validity periods and conditions. Check the prices page for your stay.

Yes. Bicycles and e-bikes can be booked at Hotel Schwarzenstein in Luttach for a fee, with advance notice. Please let us know your wishes in good time so availability, reservations and current prices can be confirmed.

Our arrival page describes garage storage for bicycles, e-bikes and motorcycles. Please discuss special space requirements or battery-charging questions with us in advance.

Private kitchens, different apartment sizes and separate bedrooms depending on type make family stays practical. Larger families can consider Kristall, Dolomiti or Family. Schwarzenstein has a separate family spa, and Klausberg offers seasonal family activities.

No. Childcare and children’s entertainment at Hotel Schwarzenstein are exclusively for hotel guests and cannot be booked by Zimmerhofer apartment guests. You cannot leave your children at the hotel for childcare. The family spa is a separate service and does not include childcare.

Yes. Cots, bed guards and highchairs are available on request. Please tell us in advance which equipment you need and your child’s age so we can arrange it for your stay.

Pets are possible only on request and with limited availability; the published limit is one pet per booking. Please tell us the type and size before booking. The published fee is €20 per pet per night.

Permission for a pet in the apartment does not automatically extend to the partner hotel, spa or restaurants. Please check those access rules with us or Schwarzenstein before reserving.

Yes. Apartment guests can use the washing machine at Hotel Schwarzenstein in Luttach free of charge. Please bring your own laundry detergent. The washing machine is at the hotel, around 7 km from the apartments.

The valley station is around 150 metres from the apartments, keeping journeys short for skiing and hiking days. Lift operation depends on the season and weather.

Klausberg is in Steinhaus and Speikboden is another ski area in the valley. Both belong to Skiworld Ahrntal. Our winter page links to relevant guides; check current ski-pass prices and open slopes with the operator.

Yes. Ski storage and a ski-boot dryer are among the published facilities, giving you a place to store equipment after a day on the slopes.

Our summer page links to a guide with ten hiking destinations, including Klaussee, Speikboden and the Reinbach waterfalls. Choose according to fitness, children’s ages and weather, and check trail conditions and difficulty before setting off.
